The Guatemalan registry system works on the folio real: each property is identified by property number, folio and book, with its full chain of title, encumbrances and annotations, and the dossier describes it as the single source of truth on title. There are two registries: the General Property Registry (RGP) (central zone, based in Guatemala City) and the Second Property Registry in Quetzaltenango, for the west of the country. Electronic searches and QR-code certificate verification run at consulta.rgp.org.gt, and certificates are requested through the RGP Virtual portal; the Second Registry offers online certificates at consulta.srp.gob.gt.
The research is written in English; quoted figures, source names and the titles of legal instruments stay in the language their source published them in.
