CABI, cited by República Inmobiliaria, reported that vacancy in AAA buildings in Zones 10 and 14 fell from 16% to 12% during the second half of 2023; it should be confirmed that CABI is indeed the source cited in that article. In 2026 listings, offices in Zone 10 are offered at US$12.50–13.00 per m² per month with service charge and parking included (Idea Central), and a plug-and-play corporate office in the Américas 10 building (Zone 13, class A) at US$20/m² (Colliers Guatemala). These are individual listings, not market averages; JLL's class A average as of November 2024 was US$9.50–15.00/m²/month.

The research is written in English; quoted figures, source names and the titles of legal instruments stay in the language their source published them in.

This layer is research: read from public sources by the archive's own team, every claim cited with the date it was consulted, and audited where it is marked so. It has not entered the verified store — no figure here was fetched back from its source or stamped with a retrieval time — so it wears no red provenance numeral and never mixes with the verified figures.
