Synergy Industrial Park is developed by Spectrum (Grupo Pantaleón, 27+ years in real estate development) at km 53 of the Pacific motorway, Escuintla (Prensa Libre places it at km 55.5 — a discrepancy still to be verified). Groundbreaking was in December 2022; 500 ha are set aside for the park (715 lots according to Prensa Libre) within a 4,700-ha master plan designed by EDSA; initial investment US$20+ M; a first building of 10,180 m² completed in March 2024. Tenants as of July 2025: Plastimax, Colombina, Ferco, Hogartex, Grupo Pantaleón, Cervecería Centroamericana, Mabe (15,000 m²) and Supertex (the initial ones in April 2024: Novaforest, Plastimax, Ferco, Colombina). What is on offer: land for sale, warehouses to rent, build-to-suit, a ZDEEP cluster, a non-ZDEEP cluster and a 29-89 cluster; LEED Master Site Registered; fiber optics and diesel on site.
