There is no brokerage report with industrial rent and vacancy for Guatemala; the expansion corridors cited are the southern zone, the CA-9, Puerto Quetzal, Villa Nueva, Escuintla, the road to El Salvador and areas tied to trade with Mexico and Central America.

Synergy Industrial Park is developed by Spectrum (Grupo Pantaleón, 27+ years in real estate development) at km 53 of the Pacific motorway, Escuintla (Prensa Libre places it at km 55.5 — a discrepancy still to be verified). Groundbreaking was in December 2022; 500 ha are set aside for the park (715 lots according to Prensa Libre) within a 4,700-ha master plan designed by EDSA; initial investment US$20+ M; a first building of 10,180 m² completed in March 2024. Multinova (Grupo Rosul, 25+ years) sits in San Miguel Petapa, ~20 km from the capital: more than 70,000 m² of leasable Class A space in two phases. Phase 1 — 4 warehouses (one suited to cross-docking) with mezzanine, loading docks and parking — is 100% occupied; Multinova 2 is being built speculatively (with no pre-leasing), with 2 further buildings of up to 12 m in height and delivery estimated for the end of 2026 (Vida y Éxito, 22-May-2026). Evidence from private listings dated 2026-08-19 (asking prices, not closing prices): historic center US$4,500,000 (350 m²) and a colonial house US$965,000 (430 m²); Club Franciscanos US$1,500,000 (420 m² of land / ≈500 m² built); Portal de Antigua US$545,000 (220 m²); a house with views at Q5,520,000 (≈US$690,000, 408 m²); San Pedro Las Huertas Q6,000,000 (≈US$750,000, 290 m²); San Miguel Dueñas Q2,920,000–2,928,000 (≈US$365,000, 213–245 m²); Jardines de Antigua, 4 bedrooms, US$250,000. Numbeo Antigua (updated 1-Aug-2026, 29 contributors over 18 months, 'some data estimated'): 1 bedroom in the center Q6,892.84, 1 bedroom outside the center Q4,292.71, 3 bedrooms in the center Q15,392.65. Against Guatemala City (1 bedroom in the center Q6,306, dossier 12), Antigua is ≈9% more expensive for 1 bedroom and ≈30% for 3 bedrooms (own calculation on Numbeo). The same sample weakness as the capital's figure.

Yes. The national statistics institute (INE) publishes the Construction Materials Price Index (IPMC) monthly, with base December 2018 = 100 and a basket of 89 materials and services (structural steel, cement and concrete, reinforcing bar, electrical materials, wages and labor, among others). The monthly PDF bulletins are available (those for May 2025, November 2025 and February 2026 were checked online) and the series sits on INE's open data portal as a CKAN resource. These features of the index were verified in the audit of 2026-08-19. The dossier proposes the indicators construction_ipmc_index and construction_ipmc_yoy (year-on-year change) from this series, as a cost-side complement to the construction GDP and IMAE series that already exist.

A roofing sheet supplier (Lámina KR18) estimates for 2025: prefabricated steel structure US$80–150/m², reinforced concrete US$200–350/m² and hybrid US$130–250/m². A sector blog (Living in Guatemala) puts the general construction range at Q3,000–5,500/m², with industrial projects up to ~Q9,000/m². Espacio Chapín attributes to the Guatemalan Construction Chamber (CGC) a cost structure per m² of ~45% materials, 35% labor and 20% overhead and profit, to be checked against a CGC publication. The CGC, founded in 1971, publishes periodic reports on material and labor costs, but its site exposes no downloadable public series; it has to be requested. The only official reference is INE's IPMC.
