Developers confirmed by 2022-2026 evidence: Spectrum (Grupo Pantaleón), Grupo Rosul, Idea Central (the most prolific: Las Tunas, CAES, Amatitlán ×3, El Alto), Calidad Inmobiliaria, ÍNTEGRO, Grupo Zeta (dossier 07) and Michatoya; Interoceánica presents itself as a build-to-suit plus leasing park (ExpoBodega 2025, seen via Instagram, still to be verified). Not confirmed as industrial developers: Progreso X (no evidence that it develops warehouses), 'IDC' (idcguatemala.com is civil engineering; IDC Network is technology; IDC Valores is a finance house) and Latam Logistic Properties, which in July 2019 only stated that it was 'looking at' Guatemala and seven years later has no announced project.
