Evidence from private listings dated 2026-08-19 (asking prices, not closing prices): historic center US$4,500,000 (350 m²) and a colonial house US$965,000 (430 m²); Club Franciscanos US$1,500,000 (420 m² of land / ≈500 m² built); Portal de Antigua US$545,000 (220 m²); a house with views at Q5,520,000 (≈US$690,000, 408 m²); San Pedro Las Huertas Q6,000,000 (≈US$750,000, 290 m²); San Miguel Dueñas Q2,920,000–2,928,000 (≈US$365,000, 213–245 m²); Jardines de Antigua, 4 bedrooms, US$250,000. One agency (CityMax, Aug 2024) gives a range of US$1,700–2,300/m². The historic-center listings imply US$2,200–12,900/m² — the heritage premium in the center is of a different order from the periphery (own calculation, not to be cited). Foreigners may acquire property except for the constitutional restrictions on the border strip and the coastline (see 15-tierra-propiedad.md). There is no public historical series.
