The only project verifiable with figures is the Marriott Guatemala City Cayalá (full service): 159 rooms, 27,000 m², 7 floors, more than 1,000 construction jobs, announced in March 2024 with opening planned for the end of 2025; Marriott's own listing takes bookings in 2026, but the actual opening date is not confirmed in the press. The AC Hotel by Marriott (Paseo Cayalá) is operating and the Hyatt Centric in zone 10 (138 rooms) opened in July 2017. The Four Seasons/La Reunión near Antigua, with 'interest' expressed since 2007 and announced in 2014, shows no evidence of execution as of 2026. A list of openings (Tribute Portfolio Antigua, Hilton zones 10/16, a Tikal eco-lodge, Hyatt Centric Xela, Selina Atitlán, Ramada Encore airport) was discarded for lack of sources. INGUAT said in November 2025 that 'many visitors complain of scarce room availability' and that 2026 is focused on attracting hotel investment by replicating the model used to attract airlines. An honest finding: no international-brand opening in Antigua, Atitlán or Petén was found announced with a date, room count and investment between 2023 and 2026, nor any official number for the shortfall in rooms.
